Making These Improvements That Buyers Want Most Will Help Sell Your Home Fast

When you’re ready to sell your home, the ultimate goal is to sell fast and for the best price. While there isn’t a formula that works in every market, a good selling strategy begins with making your home as attractive as possible, and for most sellers, this means taking on a few projects to make minor improvements. Of course, you only have a certain amount of time, plus it isn’t smart to overspend. That’s why the George Woods Home Selling Team  recommends concentrating on a few key areas that buyers want most.

An Inviting Outdoor Area

You’ve probably heard that curb appeal is important for selling a home because it forms a buyer’s first impression. This is absolutely true, but it’s about more than just first impressions. Buyers want an outdoor area that feels warm and inviting, but they also want it to be functional, with usable outdoor space, such as having a deck or patio and a fence.

For many families with children and pets, a fence is on their list of must-have features. If you’re installing one, you want it to look nice without being overly expensive, and in most markets, wood is the ideal material to meet those requirements.

New Flooring

When potential buyers walk into your home, flooring is one of the first things they notice, and they will pay attention to both the condition and the materials. Your job is to appeal to what most buyers want, and as The Huffington Post explains, one feature that most buyers won’t be happy to see is wall-to-wall carpet

In addition to getting rid of carpet, a good general rule is to replace flooring that’s old and shows signs of wear. Tile is a classic, attractive, durable flooring option that can meet any home style, and you should look to sources like Tile Direct to make your selection. They offer stone, quartz, porcelain, and other popular materials.

Updated Kitchen and Bathrooms

Leaving anything that needs to be repaired or that needs major updates will keep many buyers from even considering your home. And if they do make an offer, it will likely be much lower to account for the issues. Besides obvious cosmetic issues and major problems like needing a new roof, an easy way to make sure you don’t lose sales is to make small upgrades throughout your home.

We know that updated kitchens and bathrooms are high on most buyer’s wish lists, but that doesn’t mean you have to put a fortune into them. According to HGTV, minor kitchen and bath projects recoop a greater return on your investment than major renovations. Concentrating on hardware and fixtures, especially in the kitchen and bathrooms, makes a huge difference without costing too much. If your budget allows, you may also want to reface cabinet doors to make the room look brand new.

If you elect to have kitchen cabinets refaced, note the average cost homeowners pay is $13,000 for a full 200 square foot kitchen.

Energy Efficiency

While most of these projects are all about appearance, it’s important to recognize that buyers are also concerned about how the home runs, especially when it comes to energy efficiency. In addition to being more environmentally conscious, buyers also want an efficient home to keep utility bills down.

You can make easy upgrades to your home’s efficiency by giving your HVAC system a tuneup, adding insulation, and installing smart home technology like a smart thermostat, cameras, and even a video doorbell.

If you’re wondering if these changes are necessary, remember that the vast majority of buyers want a home that’s move-in ready. That doesn’t mean you can’t get a sale “as-is,” but doing a few projects will almost certainly sell your home faster. These projects don’t have to be a major undertaking either, and doing them can make the rest of your home selling journey go more smoothly.
